How the score works

All workable leads, scored and ranked.

The FQL™ score rates each prospect on net worth, household income, home value, home equity, investable assets, and homeowner status. All workable leads get an FQL™ score. A, B, and C set the order you work them in.

Life Plan and rental communities are scored on two different models. An entrance fee comes out of assets. A monthly rate comes out of income. Those are two different financial questions, so we run two different models and hand you the same clean A, B or C either way.

The scores hold their order in both business models. A outperforms B, and B outperforms C, in Life Plan and in rental alike, so the score tells your team who to call first, not just who to call.

For your team, that's the difference between calling the right number and the wrong one. In Life Plan, an A lead moves in about four times as often as a C. In rental, about five times as often.

Rental separates more sharply. Life Plan's spread is narrower but runs across a much longer sales cycle, where knowing where to spend a year of nurture is worth more.

What we need from you

Two items, about 15 minutes.

Both are one-time. Nobody has to pull a report, build an export or clean anything up first.

A signed PAF (Processing Acknowledgement Form). The USPS-required authorization that lets us cleanse your data. We send it, it takes about five minutes, and one corporate contact can cover all of your communities.

Third-party data access to your CRM. A short authorization granting us admin and API access, sent at the same time to the same person. Scoring is live today in WelcomeHome, Aline and HubSpot, with Salesforce coming soon. If you are on Salesforce we can still run the Retro and hand the scores back to you outside the CRM.
